EICRs landlords & homeowners
An Electrical Installation Condition Report (EICR) is a detailed inspection and test of the fixed wiring in a property. We carry out EICRs for landlords, homeowners, buyers and businesses across Watford and the surrounding towns.
What an EICR covers
- A visual inspection of the consumer unit, wiring, sockets, switches and fittings
- Testing of circuits, including earthing, bonding and RCD operation
- Coded observations for anything that needs attention
- A written report saying whether the installation is satisfactory or unsatisfactory
- A quote for any remedial work the report identifies
Rules for landlords in England
- Have the electrical installation inspected and tested at least every 5 years.
- Give existing tenants a copy of the report within 28 days, and new tenants a copy before they move in.
- Give the local council a copy within 7 days if it asks for one.
- Complete any remedial or further investigation work within 28 days, or sooner if the report says so.
- These rules now apply to social housing as well as private rentals.
What the codes mean
From enquiry to certificate
Tell us about the property
The type of property, roughly how many bedrooms or circuits, and who will give us access.
Agree a price and a time
Circuits are switched off at times during testing, so we'll agree a time that suits you or your tenants.
Inspection and testing
We inspect and test the installation and note anything that needs attention.
Your report
You receive the EICR, with a quote for any remedial work if it's needed.
Common questions
How often do I need an EICR?
Landlords in England need one at least every 5 years. For your own home, the IET's guidance suggests an inspection every 10 years and when a property changes hands. Businesses usually follow a 5-year interval.
Will the power be off?
Yes, circuits need to be switched off at times during testing. We'll tell you beforehand so you can plan around anything important, such as computers, freezers or medical equipment.
What do C1, C2, C3 and FI mean?
C1 means danger is present and C2 means potentially dangerous; both need fixing. C3 means improvement is recommended. FI means further investigation is needed. A C1, C2 or FI makes the report unsatisfactory.
Do I need to be there?
Someone needs to let us into every room and give us access to the consumer unit. Landlords can arrange access with their tenants.
Can you fix anything the report finds?
Yes. We'll quote for any remedial work, and once it's done you'll get written confirmation for your records.
